Here are five basic ideas for a better property sale:
# No. 1: Grab a paint brush and get busy. Davis says home sellers can recoup at least Rs3 for every Rupee they spend on paint and supplies for an interior redo. Moreover, a freshly painted property will change hands more quickly than will one without that aesthetic lift.
# No. 2: Recycle your clutter quickly to those who can use it. A cluttered home will show poorly, as real estate agents can attest. But many homeowners have great difficulty tossing out items they no longer use. For them, the de-cluttering process is eased if they're assured their surplus items will be appreciated by others and put to use.
# No. 3: Haul out excess pieces of furniture, placing them in storage. "I've never seen a home where you have to beg the sellers to bring in more furniture. It's just the opposite. Big pieces of furniture can easily wipe out the look and scale of a nice house.
In the living room, a few basics are enough: one sofa, one loveseat, a couple of end tables and lighting. Ideally, you'll also temporarily remove a television with an exceptionally large screen. Of course, keeping furniture items at a minimum also makes it easier for would-be buyers to envision how their own furnishings would look in your space.
# No. 4: Carefully examine the track record of any agent you're considering. Ask the agent for an unedited printout on his or her sales performance over the previous six to 12 months. For each entry, make sure it shows how many days it took the agent to sell the property ("days on market") and how well the owners did at closing ("list-to-sale price"), he says.
Checking references is also a must, a step many sellers ignore -- and wind up paying the price. Tenacity and strong skills are qualities sellers should look for in an agent, especially at a time when sellers outnumber buyers.
# No. 5: Push for promotion of your home among other agents. Better ideas are events designed to attract real estate agents to your home. "Brokers' opens" often lure agents from a wide area to a property and help spread the word about its availability.
Besides "brokers' opens," agents often conduct community-wide "caravans" to preview many properties the same morning or afternoon. These can also help you gain exposure for your place.
